The property consists of a plot of land located in Giurgiu County, Călugăreni administrative unit, Uzunu village, positioned adjacent to DN5/E70, on the right-hand side in the direction of Călugăreni – Giurgiu.

The land is situated approximately 25 km of the A0 Highway and about 30 km south of the Bucharest Ring Road (DNCB). The area is predominantly characterized by extensive agricultural operations, with occasional agro-industrial, logistics, and energy-related functions, among which the Călugăreni photovoltaic park (63 MWp) stands out. The built environment is limited, typical of a productive rural periphery, and land use density is low.

On the property there is a decommissioned agro-industrial platform, but with favorable characteristics for redevelopment: a large, compact surface, intravilan (within built-up area) location, direct access to a major national road, the presence of underground infrastructure, and a history of productive use.

The current condition of the buildings does not represent a significant disadvantage, as the remaining elements (platforms, circulation routes, excavations) may be partially reused, reducing site preparation costs for future development.

There is also the possibility to expand the site up to approximately 17 hectares.
